Old houses hide things. That is the first rule of remodeling a kitchen in Worcester County, where a lot of the stock was framed between the 1890s and the 1920s. In a 1918 Sterling farmhouse we once pulled up the old linoleum and found no subfloor at all, just gapped board laid over the joists. That kind of surprise is normal here. We price for it instead of pretending it away.

Open-concept conversions get most of the attention, and they are worth doing right. Knocking out the wall between a cramped kitchen and a dining room usually means finding out whether that wall carries load, then sizing and setting a beam if it does. We expose framing before we quote, so the number holds. Plaster-and-lath comes down heavy and dirty, and we bag it, haul it, and protect the floors and the rest of the house on the way out.

The systems behind the walls drive the real cost. Pre-1940 homes around Lancaster, Clinton, and Berlin often still carry knob-and-tube wiring that has to be replaced circuit by circuit to meet Massachusetts code. Panels are another one. A 60 or 100-amp service in an older home rarely handles an induction range, a double oven, a dishwasher, and a disposal all at once, so we plan the upgrade to 200-amp early. Galvanized and cast-iron supply lines get swapped for PEX or copper before a single cabinet goes in.
