Removal is the easy half
Pulling wallpaper off a wall is rarely the hard part. What decides whether the room looks good afterwards is what is under the paper: bare drywall that was never primed, plaster with decades of layers on it, paste residue that will crack fresh paint, or damage the paper was hiding. A good wallpaper removal job is really a wall preparation job, and it is priced and scheduled that way.
This page covers taking down wallpaper and getting the wall ready for paint, including the repairs that usually come with it. For painting whole rooms afterwards, see interior painting. For damaged drywall on its own, see drywall repair and painting.
Who it is right for, and where to stop and look
Removal makes sense any time the paper is dated, peeling at the seams, or stained, and you want painted walls. It is common in 1980s and 90s colonials in Westborough, Northborough and Acton, with border paper in kitchens and baths, and in much older homes in Clinton, Lancaster and Worcester where paper went up over plaster several times.
Stop and look before starting when:
- The paper is bubbling or stained in a bathroom. That can mean moisture or mold behind it. Find out why before covering it up again.
- The wall behind feels soft or hollow. Loose plaster or water-damaged drywall needs repair, not just removal.
- The house is pre-1978. See the lead section below before anyone scores or scrapes.
What it costs in Central MA
Typical 2026 ranges, not quotes. The written estimate itemises removal, wall repair, primer and paint separately, names the products, and lists anything excluded.
| Typical scope | Typical Central MA range |
|---|---|
| Small bathroom, strippable paper, removed and walls washed | $400–$900 |
| Bedroom, about 350–400 sq ft of wall, removed and washed | $700–$1,600 |
| Painted-over or multi-layer paper | $3–$6 per sq ft |
| Torn drywall sealed and skim-coated, one room | $1,200–$3,000 |
| Primer and two coats of paint after removal, one room | $2–$4 per sq ft of wall |
The biggest variable is how the paper was hung. Pre-pasted strippable paper over primed walls can come off in sheets. Vinyl over bare drywall, or three layers painted over, can take several times as long.
How the job runs, step by step
A typical scope looks like this:
- Test a corner. We check the paper type, how many layers there are and what is underneath before quoting a final number.
- Protect. Floors covered with plastic and absorbent drops, outlets and switches shut off at the breaker and covered, trim masked. Removal is wet work.
- Dry strip the face. Many vinyl papers have a face layer that peels off dry, leaving a paper backing.
- Soak or steam the backing. Warm water with a wallpaper remover, or a steamer for stubborn paste and painted-over paper. Scoring tools are used lightly, if at all, because they punch holes in drywall.
- Scrape gently. A wide, dull-edged scraper held low, so the drywall’s face paper or the plaster underneath is not gouged.
- Wash off the paste. The walls are washed until they no longer feel slick. This step prevents cracked paint later.
- Repair and seal. Torn drywall paper is sealed with an oil- or shellac-based primer or a sealer made for damaged drywall. Gouges and cracks are filled; rough walls are skim-coated and sanded.
- Prime and paint. A primer suited to the repaired surface, then two finish coats.
Timeline: one room usually takes two to four days start to finish, most of it drying time between wash, repair, primer and paint.
Choosing the finish afterwards
Walls that have had wallpaper removed are rarely perfect, even after skim coating. A lower sheen hides more.
- Benjamin Moore Regal Select or Sherwin-Williams Emerald Interior in a matte finish are our usual picks for bedrooms and living spaces: they hide small flaws and still wash.
- In bathrooms, where paper often comes down, choose a washable, moisture-tolerant finish. Farrow & Ball Modern Emulsion is that brand’s washable finish for kitchens and baths.
- For older rooms where you want deep, flat color, Farrow & Ball Estate Emulsion (2% sheen, wipeable but not washable) and Fine Paints of Europe Eurolux matte are options for lower-traffic rooms.
- C2 LUXE is another option across C2’s full color palette.
New England issues
- Plaster in older homes. Many pre-war houses in Clinton, Lancaster and Worcester have paper over plaster, sometimes over canvas lining or several paper layers. Plaster handles soaking better than drywall but can have cracks and loose areas hidden behind the paper. Our guide to painting older homes covers plaster repair.
- Lead paint under the paper. In pre-1978 homes, paper was often hung over painted walls, and old paper was sometimes painted itself. Scoring, scraping or steaming can disturb that paint, and the work falls under EPA RRP and Massachusetts lead-safe rules. Ask any contractor for their Massachusetts lead-safe renovation credentials in writing before work that disturbs paint in a pre-1978 home.
- Winter humidity. Dry winter air speeds up drying but can make paste harden faster between soaking and scraping. Summer humidity slows the drying of compound and primer. Plan for both.
- Bathrooms without fans. Paper peeling in a bathroom often points to poor ventilation. If the room needs a fan or more work, see bathroom remodeling.
What to ask any contractor
- Have you tested what is under the paper, and how many layers there are?
- How will you protect the drywall face from gouging?
- How will adhesive residue be removed?
- What happens, and what does it cost, if the drywall tears?
- For a pre-1978 home: can you show your Massachusetts lead-safe credentials in writing?
For a firm number, book a free in-home consultation. We test a corner, check what is underneath, show paint samples, and send a written estimate that separates removal, wall repair and painting.
Common questions
Can you just paint over wallpaper?
It can be done, but it is a gamble. Water in the paint can loosen the paste, and seams and bubbles show through or lift later. It also makes eventual removal harder. Removing the paper and preparing the wall properly costs more up front and avoids redoing the room.
How long does wallpaper removal take?
A single bedroom is often one to two days of removal and cleanup, plus another day or two for wall repair, primer and paint. Painted-over paper, multiple layers or paper hung straight on unprimed drywall can double that.
What happens if the drywall gets damaged?
When paper was hung on drywall that was never primed, the paste bonds to the drywall's paper face and some of it tears off. Torn areas are sealed with an oil- or shellac-based primer or a sealer made for damaged drywall, then skim-coated smooth. Water-based products put straight on torn paper tend to bubble.
Why does paint crack on walls where wallpaper was removed?
Leftover wallpaper paste. If the adhesive residue is not washed off completely, it can make new paint crack or wrinkle as it dries. Washing the walls until they no longer feel slick, then priming, prevents it.
My house was built before 1978. Does that matter?
Yes. Old wallpaper is often hung over painted walls, and scoring, scraping or steaming it can disturb lead paint underneath. That work falls under EPA RRP and Massachusetts lead-safe rules. Ask any contractor for their Massachusetts lead-safe renovation credentials in writing before work that disturbs paint in a pre-1978 home.
