How to choose a floor
Start with the room, not the product. A mudroom that sees wet boots and road salt all winter needs something different from a bedroom upstairs. Then think about who lives there: big dogs, small kids and a busy back door all push you toward tougher surfaces.
The table below compares the seven floor types we install. Prices are typical installed ranges per square foot in Central Massachusetts, not quotes. Your written estimate is what counts.
| Floor | Best rooms | Water tolerance | Pets / kids | Typical installed $/sq ft | Typical lifespan |
|---|---|---|---|---|---|
| Solid hardwood | Living rooms, dining rooms, bedrooms, hallways | Low; wipe spills fast, not for basements or full baths | Scratches show; can be sanded and refinished | $8–$20 | 50+ years with refinishing |
| Hardwood refinishing | Any room with existing wood floors, including oak under old carpet | Same as the wood underneath | Fresh finish helps; harder finishes resist wear better | $3–$7 (refinished) | Finish typically lasts 7–10+ years |
| Luxury vinyl plank (LVP) | Kitchens, family rooms, basements, rentals | High; handles spills and damp slabs | Very good; resists scratches and accidents | $6–$13 | 15–25 years |
| Tile | Bathrooms, mudrooms, kitchens, laundry rooms | Very high | Excellent for pets; hard underfoot | $14–$30 | 50+ years |
| Laminate | Bedrooms, living rooms, home offices | Moderate; standing water can swell it | Good scratch resistance; can be noisy | $5–$12 | 15–25 years |
| Carpet | Bedrooms, finished basements, stairs | Low; pad and fibers hold moisture | Soft for kids; shows pet wear and stains | $3.50–$9 | 8–15 years |
| Epoxy / coated concrete | Garages, unfinished basements, utility rooms | Very high on a dry slab | Tough and easy to hose off | $6–$12 | 10–20 years |
A few rules of thumb from houses around Lancaster, Worcester and MetroWest:
- Below grade, skip solid wood. Basements get LVP, tile, carpet or a coating, after a moisture test.
- Check under the carpet first. A lot of older colonials and capes have original oak strip flooring hiding under wall-to-wall. Refinishing it is often cheaper than any new floor.
- Entries and mudrooms take a beating. Salt, sand and slush from November to April make tile or LVP the safe bets.
- Busy households with dogs tend to be happiest with LVP or tile.
If flooring is part of a bigger project, see kitchen remodeling, bathroom remodeling or general renovations. If a floor was damaged by a leak, start with water damage restoration.
How our flooring projects run
- Free in-home consultation and measure. We come to the house, measure every room in the scope, check the subfloor or slab, and look for the things that change a job: old flooring layers, soft spots, out-of-level floors, moisture in the basement, and older materials that need testing before removal.
- Samples and material selection. We bring samples so you can see them in your own light, next to your cabinets and trim. We’ll talk honestly about which products suit the room and which ones don’t.
- Written estimate after the visit. It itemises the scope, the materials and the exclusions, so you know what’s included, what isn’t, and what could change the price.
- Installation and walkthrough. We protect the rest of the house, do the prep, install the floor, handle transitions and trim, and clean up. Then we walk the finished floor with you before we call it done.

Flooring questions
Which flooring is best for a Massachusetts basement?
It depends on the slab. Luxury vinyl plank, tile, carpet with the right pad and coated concrete all work below grade if the slab passes a moisture test. Solid hardwood doesn't belong on a basement slab. We test the slab before recommending anything.
Are the prices on these pages quotes?
No. They're typical installed ranges for Central Massachusetts. Your actual price depends on the room, the subfloor, what has to come out first and the product you pick. The written estimate itemises scope, materials and exclusions.
Do you move furniture and remove the old floor?
Removal and disposal of old flooring is usually part of the job, and the estimate spells out whether it's included. We'll talk through furniture and appliance moving at the consultation so there are no surprises on install day.
What about old floors that might contain asbestos?
In pre-1980s homes, 9-by-9 vinyl tiles and the black mastic under them can contain asbestos. We test before we tear it out. If a test comes back positive, Massachusetts rules, including MassDEP notification, apply to removal before our work begins.
How long does a flooring project take?
Most single-room installs take one to five working days. Hardwood may need a few extra days on site to acclimate first, tile needs cure time, and coatings need time before you walk or park on them. Your estimate includes a realistic schedule.
